We ask that you be completely up front with all the information that we need from you prior to paying your deposit with us. If you or your partner has banking anomalies in the past, then this does not automatically mean we cannot place you in our client’s properties.
We may need to be more in depth in other areas of the process rather than just saying no to you. It may be that one of the prospective parties has a ccj for example or fallen behind on repayments at some time, tell us! We will find the best strategy that works best for both you and our landlords. The process is there to ascertain your affordability and suitability for a property, if you are interested in a property already through us then its fair to say that we have already deemed you to be suitable prior to referencing.
When we reference you, we will need along with photographic ID, previous landlord or letting agent information. We will also need your accountant’s details for the affordability purposes (for self employed only) or details of your current employer and your basic salary amount, without taking into account any overtime. If you are unemployed or studying then we will need a suitable guarantor who earns in excess of three and a half times the monthly rental amount.
With this information that our dedicated team will be on hand to assist you with, we draw up a legal tenancy agreement and liaise with all parties as to a suitable moving in date. All that remains is for you to look forward to moving into your new home with the safe knowledge that you will be looked after by professionals.

Please be advised that the rent does not include any tenant letting fees. Depending on your circumstances and the property you select the following fees may apply;
Our referencing fee varies dependant on circumstances and the type of property for let and this will range between £100.00 to £360.00 inclusive of VAT per applicant. This includes the creation of a tenancy agreement, inventory, collection of all necessary information from all parties and to submit, chase and complete all referencing accordingly.
If a guarantor is required on the tenancy there will be a fee of £90.00 inclusive of VAT. This is for collection of all necessary information about the guarantor and to submit, chase and complete all referencing and paperwork.
St Quintin Lettings Ltd are members of the DPS (Deposit protection service). Please be advised we charge a deposit administration fee of £30.00 per tenancy which will be payable the day the tenancy commences.
The tenancy deposit is at a minimum one month’s rent plus £100.00 dependant on the tenant and landlords circumstances this is subject to change.
On vacation of the property tenants will be charged a check out fee of £50.00 inclusive of VAT. This is for the completion of a non-bias report by our clerk.
The renewal fee for revising a tenancy is £108.00 inclusive of VAT. This will be payable each time the fixed term is renewed thereafter.
Please be advised that in the event of the rent being overdue that the rental payment will be subject to interest at the rate of 6% per annum calculated from the date the payment was due up to the date the payment is received.
Should any rental payments presented to us, the agent’s bank but returned, refused or re-presented by the bank for any reason then there will be a fee payable of £20.00 for each presentation that fails.
Any letters that need to be sent concerning breaches of the tenancy will be subject to a £25.00 administration fee.
