`Experience Is Crucial`

With 30 years lettings experience combined, we have more than a good idea of your requirements, prior to instructing our professional services. With the recent rush of estate agents turning to lettings to balance the books during the property market downturn it comes as no surprise when we hear the horror stories from some landlords. Needless to say, with experience we appreciate what your not looking for as well as what you are!

We have overseen and been involved with well in excess of 3500 lets, both managed and non managed and we strongly feel that we have a winning and very successful formula for putting the right type of people in the correct type of property.

We carefully select the suitability of a prospective candidate before recommending them to your property. We undergo thorough references so that when the tenancy agreement is signed there should be no doubt in your mind that we have done our very best to ensure that the tenancy goes as smoothly as possible with payments arriving on time, every time.

A lot of our landlords by their very nature are good at judging someone's character, and this is an initial process we take on board. We would not put a tenant into your property if we would not put them into one of ours. This vetting process, prior to referencing is one of the key factors that has enabled us to be very successful in lettings and unlike many agents we are more than happy for you to meet our chosen prospective tenants prior to referencing if that is your request.

Landlord Fees

Fully Managed service

  • All fees to be quoted and agreed in advance
  • 12% + VAT – Commission of the monthly rental paid each month
  • Tenancy Agreement/ set up fee - £120.00 per tenancy

Let Only Service

  • All fees to be quoted and agreed in advance
  • Our tenant find fee will be half of the first month’s rent plus VAT

Inventory Fees

  • Vary dependant on size of property from between;-
  • £70.00 + VAT (£84.00) for an unfurnished studio per tenancy

  • £155.00 + VAT (£186.00) for a 6 bed furnished property per tenancy

Additional Costs that may apply

  • EPC Energy Performance Certificate (valid for 10 Years) £75.00 + VAT (£90.00)
  • Gas Safety Certificate (Annual) £50.00 + VAT (60.00)
  • Other costs and/or fees relating to property maintenance, property costs and non-routine matters are discussed on an individual basis

Redress Scheme

  • St Quintin Lettings Ltd is a member of the Property Ombudsman

Sales Commission

  • Should tenant(s) or associates purchase the property our fees will be 1.5% plus VAT

Client Money Protection

  • St Quintin Lettings Ltd are members of the DPS (Deposit protection service).
